New Small Lot Code on schedule for January 2004 City
Plan update.
On 12 August 2003 Council resolved to amend the development standards
and assessment processes for houses on small lots. The amendments
have been forwarded to the State Government for their final approval.
The key changes include:
* introduction of a Building Envelope which reduces the scale
and bulk of new houses
* new levels of assessment for small lot houses. Designs
that comply with the acceptable solutions of the revised Code, including
the Envelope, will be self assessable. Designs that don't comply
will be impact assessable (generally inappropriate)
The latest draft of the new Code for small lot houses will be posted
on the City Plan web site in the near future. In the interim
you can find a table comparing key features the current Code with
the revised Code at:

1. When will the new Code apply?
The new Code will not apply until January 2004, when it is included
in City Plan.
2. Will the current provisions continue to apply until the new Code
is introduced?
From 1 October 2003 side boundary setbacks (where not a built to boundary
wall) must be a minimum of 1.5 metres measured to the wall providing
that the maximum height of the wall does not exceed 7.5 metres.
Walls with a lesser setback, or exceeding the maximum height limit,
will not be supported.
Applications lodged prior to the 1 October 2003 will be assessed according
to the current practice. In all other respects the current provisions
and levels of assessment will continue to apply until the Code is
superseded in January 2004.
